Mandatory

☐  TIN of Seller/s and Buyer/s

☐  Notarized Deed of Absolute Sale / Deed of Transfer at the time or nearest to the date of transaction issued by the Local Assessor's Office for land and improvement

Reviving My Non-Life Insurance Business

In 2000 got my non-life insurance license when I was enjoined by some friends to try it, attended a full course in General Non-Life Insurance with a grade that did not require me to take the regular examination from the Insurance Commission. After a few months, the company, Country Bankers Insurance Corporation, through some boss asked me to give a report on how much income I was able to generate for the company. Even I was surprised after final auditing that it has reached plus or minus a million pesos at the time. I was lucky then an overseas employment company got all their repatriation insurances for their OFWs from me, aside from many other non-life insurance businesses.



Tried my luck in another field, real estate because heard agents make good money in selling properties so I applied and was accepted and from a short stint in a company, applied again to another. Through trial and error with no mentor, I learned the ropes of the trade.

Then a friend mentioned of a real estate seminar in Makati and suggested that I try it just to learn more. For only about P5,000 or so for a price, tried the course, attended several sessions not knowing that on the following Sunday there will be an exam! An exam? My seminar classmates were talking of an exam and had no idea what this exam was all about. Learned that it was a DTI exam for some licensure or something. Geesh, and to think there were days I was absent from the seminar and there will be an exam! I was very sure I would fail but as a "practice" for when I take my real exam when I'm ready next time, crammed for the remaining 3-4 days, took that Sunday exam and forgot all about it. But lo and behold, after a few months or so, got a letter from the mail saying that I passed the exam, couldn't believe it! From then on, I became a "Real Estate Broker" and availed of the "grandfather clause" to become PRC-licensed. 


From time to time though, there was a need for non-life insurance and renewals from old clients. Continued to renew sucn non-life insurance license and pay PTR every year since I got that license and paid the heftiest penalty for the years PTRs were not paid. Then just offered surety bonds to friends.

At this point, the requests for surety bonds for licensed brokers and appraisers increased, and so were other calls on other non-life insurance requirements. Today I decided to revive this business, maybe put more attention to it, after all I have every right to sell it with my license.




Lost some interest on this biz for a while, but now incorporating it with my real estate business and letting my friends know.  It's good to be busy with business again after being burned out with cramming on a different field -- Environmental Planning. For 2 weeks, managed to squeeze in information needed to pass that exam. Lost momentum in business, and only these past days getting the inspiration to keep going with business again. Yeah, I think I got back my mojo.

Too Much In 3 Weeks, Back to Momentum, Back To Work

THIS EXAM FOR ENVIRONMENTAL PLANNERS - THE LAST FOR NON-GRADUATES

For a while, though I have been attending to properties viewing requests, being a Real Estate Broker, doing existing client errands, answering inquiries on properties, attending to my cleaning services business (Clean Homes), meetings with my professional association group (PAREB), and attending to family matters and church duties, my mind was preoccupied with many other urgent concerns because this year 2019 will be the last exam for non-Environmental Planner graduates. Fast forward, during this last 2 weeks,  tried to focus and did some readings, focused on RA 7160 a.k.a. The Local Government Code for a while, which because of its length, wasn't able to finish, read the first half of many other Philippine laws, and on the eve of the exam tried to answer some mock exams that I only slept for about 3 hours and compensated with vitamins and Lipovitan during the first of the 2-day exam. The books I bought are yet to be read cover to cover, paid a hefty sum and only scanned them. This is really cramming to the max.

It was a 2-day exam and on the day itself planned to answer within the allotted time, so what I did not know I would skip and encircled the number for me to go back to. What the heck, it was already No. 100 of 200 items and only about 2 or 3 sure answers. I haven't encountered the questions in my life! When I reached the 200th and last question, it was still all circles on numbers, now maybe I have 5 sure answers, and tried to be strong, and asked God for help. Then I came back to No. 1 and did the eliminations technique, looked for keywords, trusted my instincts and shaded the answer that seemed to be the correct one. I was still on the first page and the guy in front of me already passed his paper! This time around though as I went back to the questions and getting the keywords, the questions seemed easier than when I did  the first scan. But because of lack of sleep had some microsleeps all throughout the exam. Maybe I was the only one who ever slept on a Board exam! I was really very sleepy! (When I checked my score later on, online, found that this was my highest score! Unbelievable!)

When I got home after the first day of this EnP Board exam, did a little reading and slept early because my body was craving for sleep. Come second day for 2 more subjects, it was the same, majority of the questions I never encountered during the review, and in my life! I was prepared to do the computations (beginning to like Math that I hated in school)  but there was none! Then the microsleeps again! Couldn't help it, maybe because the questions were so unfamiliar, they looked jargon to me. And most, except for maybe 10 items, were purely common sense and answered by elimination process. My sure correct items were from stock knowledge and about 5 items from my readings. During the 2-day exam, I reviewed my answers twice and changed some answers, maximized my time and one hour before allotted time. Come last subject, noticed that I was the only one still answering, my roommates have gone out!   I could have stayed longer, but the proctors seem to want to go home already so maybe I skipped reviewing my last 20 answers. If one is from the LGU, the second day will be a breeze because they are already doing the processes working in the government and the questions were mostly on those government processes.

After the 2-day exam, got too tired from 2 weeks of cramming, this is the hardest board exam ever, I could have actually skipped the review for only 5 items (yes, 5 items)  appeared from what I read! However, in those 2 weeks that I really reviewed I have come to love the discipline of Environmental Planning, appreciated the concepts, learned about the great men and women of history. And after the exam, I felt I needed some rest. 

Only because I prayed so hard that I passed this Environmental Planning Exam and happy that my score is NOT "pasang-awa", when I checked later on. I almost cried when I saw my name on the list of passers, but already expected it. (I prayed already, so I know I will pass. If I doubted even a little, I have no faith.)  Only a little over 40% passed the exam. Complete list of June 5 & 6 2019 passers HERE.

AFTER THE GOOD NEWS, THE BAD HAPPENS

And barely rested here comes the call of duty by my association... and not so good... And again I prayed... At this age and time, I already have come to terms with my faith and in my God. 

Too tired from the review, too tired from the association. I needed some rest... I did not want to talk to anybody outside of my family circle, did not feel the motivation to go out... some people took perceived "power" of becoming officers into their heads and abused.

I was depressed for a while... some "power trippers" really enjoy humiliating others to the point of trying to break them... It only took for my friend to reserve a unit at Wil Tower Mall to perk me up again.  Now I think I can work again.
